Lipová Spas - Civil Facilities Building

The multifunctional project Lipová-spas consists of facilities providing accommodation, recreation and entertainment, relaxation, dining bar, fitness, wellness and medical services.

Location

The object is located directly in the Lipová village – The spas are offering wide variety of cultural and social activities. It is also an excellent choice for those interested in hiking and beauties of the country-side. Lipová-Spas is a picturesque mountain village placed on the boundary of Rychlebské mountains and Hrubý Jeseník mountains. In the nearest surroundings there is a beautiful country-side. The Southern fringe of the village is a part of the Jeseníky nature reserve. The whole area is highly rugged which is best shown by the significant differences in elevation – the mid-part of the village is 498 meters above sea-level, the top of the Šerák mountain is 1351 meters high. This spa village is best known for its breathtaking, hilly surroundings which are providing superb conditions for hiking, cycling, cross-country and downhill skiing.

The building is sited near the borders of the village at the foothill of the Toč mountain. The exterior of the building flows freely into the surrounding woods and meadows. External works include the access road, private parking, restaurant terrace and grounds for recreational activities.

For skiing one can use a 200m long ski lift near the Kovárna guest-house in the Horní Lipová village. It is located directly above the Kovárna guest-house. The advantageous landscape offers an opportunity to use the excellent conditions in winter time. It is especially suitable for families with children. On the northeast side of the Sněhulák mountain (861,6 m) there is a Ski Centre Miroslav. It is located only 900 m from the civil facilities building in the elevation of 580 – 750 m. It consists of several downhill slopes perfectly suitable for family skiing and beginners but also for advanced skiers. The ski centre is equipped with one 800 m long two-seat cable-way, two 600 m long and one 300 m long ski lifts. The total capacity of the lifts is more than 3000 persons per hour and the total length of the slopes is more than 3000 m. There is also a snowboard slope in the centre. Transportation is provided by a regular SKIBUS line.

Around the building there are footpaths and cross-country skiing tracks which connect the site with its close surroundings. It is also possible to choose long-distance paths (Šerák, Ramzová, Červenohorské sedlo, Smrk). There are several cycle paths running through Lipová (both long and short distance). One can also use the services of the local Tourist Club.

The local library, cinema, observatory and cafés are offering a wide range of cultural activities. You can also spend your free time visiting historic sites and museums – e.g. Vodní tvrz museum (water fort), Johann Schroth museum in Lipová, Vincenz Priessnitz museum in Jeseník, Vintage Car Club museum in Česká Ves, Slezian Ssemering museum in Lipová, Jánský vrch castle in Javorník etc. Other museums and castles are located nearby (Olešnice, Zlaté hory, Velké Losiny). The Roman Catholic parish of Lipová-Spas offers regular masses and spiritual meetings.

It is possible to use the local medical facilities – climatic spas Lipová and Jeseník. There is also a general practitioner and a dentist available. 
Sporting enjoyment is offered by the local bowling alley, mini-golf, skittle alley, fitness centre or tennis courts (Jeseník, Lipová). It is possible to visit the swimming or thermal pools in Jeseník, Velké Losiny or Karlova Studánka. There is also a salt cave directly in Lipová.

The Building – General Specification

The building is divided into a central, entrance and communication area which is connected to the accommodation facilities on the 1st floor. On the ground floor there is a restaurant and administrative facilities. At both ends of the building there are secondary communication premises which are connected to the storage and operating rooms on one side and to the wellness and fitness centre on the other. You can enjoy an indoor pool with saltwater and counter-current which is also accessible from the outside sun parlour. The storage and operating rooms are accessible by a separate access road.

The architectural design is influenced by the construction of the present building. It responds to the location of the building and its working into the surrounding greenery. The oblong shape of the building with the saddle roof is divided by the central communication node closed with the elevated housekeepers flat. At the sides of the building there are add-on staircases which both provide the fire escape exits and connect the central part with the technical/operating and wellness-recreational premises. The used materials respect both the local climatic conditions and the surroundings of the building. The building is designed to require minimal maintenance. Sheet roofing with finishing has been chosen (there is also a possibility that one part of the roof will be constructed as a sloped green roof). There are wooden windows with triple glazing and the walls are covered with wooden (thermowood) and sheet lining (there is also a possibility of cement plaster) and stone facing. The outdoor space is paved with concrete pavage. The metal constructions are galvanized.

The engineering solution corresponds to the local conditions. The constructions are designed specifically for the mountain location of the building. The power supply will be combined – a normal electric connection backed with a heat pump and barrier-layer photocells. There will be no gas line connection. The connection to the communication networks will be wireless. Mains pipe and sewerage will be newly constructed.

The Development of the Building

The outdoor space is planned to be extended by a playground and other sporting grounds.

The Possible Conceptions of the Building

Two alternative designs of the project are being elaborated:
A) A Building aimed at accommodation and recreation of families with children.
B) A Building serving as a retirement home.

A) MADATECH Guest-House

The design of the building perfectly meets the needs of families with children. The surroundings offer the visitors numerous ways of spending their free time. They can have a walk in the countryside, hike in the mountains, visit historic sites and museums etc. In the central part of the building there is a reception, in-process storage rooms (for skis, bikes and such) and a vertical communication node with a staircase and an elevator which connects all the accommodation floors. The node is closed with the housekeepers flat on a separate, elevated floor.

On the ground floor there is a restaurant, bar and a kitchen with storage rooms connected to the central part. The restaurant is equipped with a plasma TV, home cinema system and an overhead projector. In the second part of the building there are offices and easy-access accommodation for disabled. On the ground floor there are storage rooms connected to the side fire escape staircase, the service entrance and another fire escape staircase which also connects the building to the wellness and fitness facilities. These facilities include massages, solarium, gym and a saltwater swimming pool with a counter-current.

On the other floors there are accommodation premises placed at the sides of the central staircase. Guests can take lodgings in a wide variety of rooms – there are separate rooms, maisonette rooms and suites with kitchen. The design of the rooms includes vestibule and sanitary conveniences. Each room has its own terrace or balcony. The rooms are equipped with a minibar, TV, internet connection and telephone. Some of the rooms allow accommodation with a dog. External works are designed in such a way to provide a suitable space for children. It will include a children’s playground with climbing frames, ropes, slides and other attractions. There will also be mini-golf, Russian billiards and an open-air maxi-chessboard.

The children’s playground area will be connected both to the restaurant terrace and to the BBQ or campfire area.

B) The Retirement Home JAVOŘÍK

The building is located at the fringe of the town which offers a unique possibility to enjoy both the soothing countryside and a calm walk through the town or various social and cultural activities.

Considering the private character of the investment, special equipment and services are counted on. The services provided by the guest-house will be based on individual plans to suit the specific needs of the customers. The plan will cope with the clients’ diet, exercise, rehabilitation and healthcare. There will also be a cosmetics program available. A GP’s consulting room with regular consulting hours will be a part of the guest-house. The catering will be provided by an in-house dining hall. Shopping facilities and hairdresser’s are located in the town. Transportation will be granted.

However, the stay and the services are intended only for subjects who do not require a special nursing care and permanent medical supervision. The design of the building is similar to the option A) – a partial change in the disposition plan and the space utilization is given by the different purpose of the building.
In the central part, which is connected to the entrance, there is a reception, a lounge and a technical background of the dining hall. At the entrance there is a vertical communication node with a staircase and an elevator which connects all the accommodation floors. The node is closed with the housekeepers flat on a separate, elevated floor.

On the ground floor there is a dining hall with kitchen and storage rooms connected to the central part. In the second part of the building there are offices and easy-access accommodation for disabled. On the ground floor there are storage rooms connected to the side fire escape staircase, the service entrance and another fire escape staircase which also connects the building to the rehabilitation centre and the swimming pool. On the second floor there is a GP’s consulting room with an infirmary. On the third floor there is the suite for employees, common room and a hobby studio.

The rooms are designed in such a way to suit a long term stay of senior citizens. There are private sanitary conveniences, mini kitchen, TV, radio, internet connection and telephone. The rooms are fitted with furniture and renovations facilitating the life of a senior citizen. (multi-position furniture and beds, various hand-railings etc.)

External works allow the sun parlour to be accessed directly from the ground floor rooms. The dining hall is connected to the restaurant terrace. Outdoor activities are provided by a petanque piste, a Russian skittle ground and open-air chessboards.
